An under-home evaluation is exactly what it sounds like: one of our experienced technicians physically enters the crawl space beneath your pier and beam home with a flashlight, camera, moisture meter, and level to inspect every pier, beam, shim, and structural connection. We do not walk around the outside of your house and guess. We get under it and look.
This is the single most important step in foundation repair — and it is the step that too many contractors skip or rush. In South Texas, where clay soil, moisture, and pests all attack the underside of your home, what is happening beneath your floors is often very different from what appears above them. Surface cracks might indicate a minor beam issue or a major pier failure. You cannot tell from the living room.
If a contractor gives you a foundation repair quote without going under your house, they are guessing. In the Coastal Bend, where soil conditions change block by block and moisture levels vary dramatically between homes, a surface-level estimate is worthless at best and misleading at worst.
We have seen homes in Corpus Christi where the surface cracks looked minor but three piers had completely rotted through. We have seen Rockport homes where the exterior looked fine but the crawl space was full of standing water eating away at beams. You simply cannot know without looking — and we always look.
Most under-home evaluations take 45 minutes to 1.5 hours depending on the size of your home and the complexity of what we find. We schedule evaluations Monday through Saturday and can often accommodate same-week appointments for urgent concerns.
You do not need to be home for the entire evaluation, but we do recommend being there at the end so we can walk you through our findings and answer your questions face to face.
