Homes in Rockport, Aransas Pass, and Ingleside near the coast deal with higher humidity under the crawl space year-round. That accelerates wood rot and means moisture control is almost always part of the repair. Homes in Alice, Kingsville, and Beeville sit on heavier clay that moves more dramatically with rainfall cycles, which tends to cause more pier displacement over time.

Homes in Sinton, Mathis, Robstown, and Banquete often have a mix of both — clay soil with periodic flooding from heavy rain events. The repair scope depends on which problem is dominant.
